Booking Terms & Conditions

The Contract 

On placing a booking the client enters into a short-term holiday rental agreement with the legal owners of Home for the Night. The agreement shall be governed by and construed in accordance with the laws of England and Wales. It will be entered into once the client's deposit has been processed. Home for the Night will confirm the booking by issuing the client with a confirmation receipt. The contract will be subject to the following conditions. The client should check the confirmation carefully. When you make the reservation, whether online or by telephone, you will be deemed to have read, understood and accepted the Reservation Terms and Conditions, Privacy Policy and Covid-19 Policy. If you make your reservation via a travel agent, or other third party, then you have a separate legal relationship with that party and Home for the Night has no liability for any acts or omissions of such party including their observance of your data protection rights. 

Payment & Deposit 

When you book, you must pay the deposit amount then due. You must pay by debit or credit card and we only accept payment in pounds sterling. We must receive the rest of the money owed no less than 8 weeks before the start of your stay. If you book less than 8 weeks before the start of your stay, we must receive full payment of the total cost of your booking when you make the booking. If you do not pay any payment due in relation to your booking by the appropriate date we are entitled to assume that you want to cancel your booking. In this case, your booking will be cancelled immediately and the provisions of our cancellation policy (below) will apply. There is no charge for debit or credit card payments. 

Cancellation 

If you have to, or want to, cancel your booking after it has been confirmed, you must phone us on the number shown on your booking confirmation or email us at bookings@homeforthenight.co.uk as soon as possible. The day we receive your notice by phone or via email to cancel is the date on which we will cancel your booking. You will have to pay a cancellation charge based on the number of days before the arrival date at the accommodation that we receive notice, as shown in the below table. This means that if you have already paid the full balance of your total booking cost and then have to, or want to, cancel, you may receive a refund of part of the cost. However, if you have not yet paid your total booking cost by the time of your cancellation, you may have to make a further payment to cover the cancellation charge. For the purpose of the below, total accommodation cost means accommodation rental price plus any extra items charged by Home for the Night  such as charges for pets, welcome packs or cots but not including insurance premiums, booking fees or administration fees charged by us for making any changes. The cancellation charges below have been calculated as a genuine pre-estimate of the losses incurred in the event you cancelled your booking within the stipulated time period.

Change of Dates 

We may consider a request from a client to change the dates of a booking after confirmation has been issued. However, this will only be possible where the request is received in writing more than 4 weeks prior to the start of the booking and will, in any event, be subject to availability. 

Period of Hire 

Our rentals commence at 4.00pm on the day of arrival and terminate at 10.00am on the day of departure. Please respect these times to ensure full service standards can be adhered to. Should you wish to arrange either an early arrival or a late departure we may be able to accommodate this although an additional charge may apply and this will be strictly subject to availability. Please contact us directly to discuss your particular requirements. 

Use of Property 

The number of persons occupying a property must not exceed the maximum number stipulated on the booking form. The property may be used for personal and domestic purposes only. The property shall not be used for any commercial purposes without the written consent of Home for the Night. We reserve the right to refuse entry to your entire party if these conditions are not observed. You and the members of your group must not resell or transfer your reservation (or any part of it) nor advertise, market or otherwise offer any stay at any of the houses. Home for the Night will not honour any reservation made this way and does not accept any liability for doing so. No Stag or Hen parties or any other celebration that involves a gathering are allowed without the permission of the owners. 

Care of Property 

By making a booking, the client agrees to take full responsibility for all members of his/her party and to ensure that reasonable and proper care is taken of the property both internally and externally including the property's contents. All effects in or on the property should be left in the same state of repair and in the same clean and tidy condition at the end of the rental period as they were found at the beginning. Failure to meet this standard will result in a charge being levied against the security hold. 

Breakages or Damage 

The client agrees to reimburse Home for the Night for the cost of replacement, repair or extra cleaning associated with any unacceptable damage or breakage that takes place during the period of their stay. Any such rectification costs will be deducted from, but are not limited to, the deposit. Should the rectification costs exceed the deposit amount, we will levy an additional charge to the client. Please report any breakages to enable us time to correct/replace for the next arriving guests. 

Use of Appliances 

When using appliances at the properties eg cookers and BBQs please ensure you clean after each use. Our limited time during changeover cleaning does not allow for deep cleaning of ground-on stains. If an additional deep clean is required a charge will be taken from the house security deposit. 

Noise 

We respectfully request that you show due consideration to the inhabitants of neighbouring properties and keep any noise to a minimum, particularly late at night or in the early morning. We reserve the right to ask you to leave the property if a formal warning has been issued and noise has continued. 

Pets 

We welcome two well-behaved dogs at each of our cottages. We must be notified in advance if you are bringing pets. For the health and safety reasons, all dogs must be treated for fleas prior to arrival. Any damage to the house or gardens by dogs while staying at the property must be paid for by the guests. Guests must pick up after their dogs before departure and put rubbish in the green wheelie bin provided. No wet dogs are allowed in the house, please make sure all dogs are dried before entering the property. Dogs are not allowed on furniture. 

No Smoking Policy 

We operate a total no-smoking policy inside any of the properties. Smoking is outside only and must be disposed in the ash trays provided.

Children & Safety Advice 

Clients must accept full responsibility for the safety of any children in their booking party. Cots and highchairs will be available upon request for infants but we advise clients to check the safety of any such items before use. Clients may choose to bring travel cots or other children's facilities with them for the duration of their stay. We draw your particular attention to keeping a close eye on children of all ages inside and outside the properties and must be supervised at all times. 

Website and Advertisement

Home for the Night aims to ensure all information and descriptions provided on its official website and any third-party websites or advertisements are accurate. However from time to time certain facilities or appliances may malfunction or be damaged and it may not be possible to have them repaired immediately. Home for the Night will endeavour to make any repairs at the earlier time. Certain local amenities or attractions may become unavailable as a result of matters outside of our control. Should that be the case we will take all reasonable steps to advise the client as soon as we are able to. However, we cannot be held responsible for any changes, closures or disruptions to local area amenities and attractions mentioned on the website or advertised elsewhere. 

Right of Entry 

Home for the Night employees or contractors representing Home for the Night shall be allowed the right of entry to the property at all reasonable times during a client's stay for the purpose of inspection or to carry out necessary cleaning, repairs or maintenance. However, we will seek to minimise any disruption to the client. 

Pricing 

We reserve the right to change the advertised prices of Home for the Night properties without prior notification. We will confirm the price of your holiday rental at the time you place your booking. All prices we quote are inclusive of VAT where applicable. 

Cancellation Insurance

For the reasons mentioned above, we strongly recommend our clients take out cancellation insurance. 

Complaints 

Should you wish to advise us of anything that does not meet with your satisfaction during your occupation of one of our properties, please notify us promptly and in the case of a serious concern confirm the matter to us in writing to bookings@homeforthenight.co.uk 

Liability 

Home for the Night (for itself, its employees and agents) shall not be liable to any member of the client's booking party or any third parties for any accident, damage, loss or injury, expense or inconvenience, which may be suffered, incurred, arise out of or in any way be connected to the rental. No term of this agreement is enforceable under the Contracts (Rights of The Third Parties) Act 1999 by a person who is not a party to it. If the property which the client has booked becomes unavailable for whatever reason prior to the date of the booking, then Home for the Night' obligations will be limited to using its best endeavours to find a suitable alternative property for the client, or, should this not be possible for whatever reason, reimbursing the client for any monies paid in respect of the booking. 

Warranties 

Home for the Night does not warrant and takes no responsibility for the accuracy of any verbal information given or statements made by its staff or service team.
